A Landmark Designed for Movement
At the junction of Changjiang North Road and Sunwen East Road, TopPark has reshaped a key gateway into one of Zhongshan’s largest mixed-use developments. Retail, offices, a business hotel, serviced apartments and residential towers share the same urban block, creating a destination that remains active throughout the day.
The architecture draws on the idea of flowing landscapes rather than enclosed retail streets. A six-storey waterfall atrium anchors the centre of the development, while themed public spaces—including the Bubble Atrium, Star Atrium and a rooftop park—encourage visitors to explore beyond a single route. Below ground, Sunzhong Tunnel connects directly to the B2 parking level, giving many visitors their first experience of the project before they reach the main entrance.
Movement through the site is never the same twice. Office workers, shoppers, hotel guests and residents often arrive from different directions and leave through different ones.

Understanding the Site
TopPark functions more like a compact urban district than a traditional shopping mall.
Drivers arrive from the tunnel network. Pedestrians enter from surrounding streets and open plazas. Office users often bypass the retail areas completely, while hotel guests move directly towards reception.
The signage follows these different patterns instead of forcing visitors into a single navigation sequence.
Building identification appears first along the surrounding roads. Entrance markers confirm arrival. Inside the buildings, shopping mall directory signage, floor directories and smart digital signage provide information only where decisions need to be made. The result is a quieter visual environment that remains easy to read during peak trading hours.
Engineering Approach
Every sign has a specific role within the wider navigation system.
Large illuminated building letters establish identity from a distance. Custom pylon signs guide vehicles and pedestrians towards individual entrances before they reach the buildings. Underground parking uses digital parking signs and directional markers to organise vehicle circulation from arrival to lift lobbies.
Inside the development, permanent directories work alongside digital wayfinding signage and digital signage kiosks, allowing tenant information and promotional content to be updated without replacing the physical signage.
Although the products differ in size and function, they share the same proportions, typography and material language across the development.
Design & Material Strategy
The architectural palette combines glass façades with warm metallic finishes, and the signage follows the same approach.
Exterior products are fabricated from stainless steel, aluminium, acrylic and integrated LED lighting. Rooftop letters use welded aluminium structures to reduce weight while maintaining rigidity. Freestanding signs are built around galvanised steel frames with stainless-steel cladding, providing long-term structural stability for outdoor installation.
Throughout the project, slim letterforms, concealed fixings and controlled lighting help the signage sit comfortably within the architecture rather than compete with it.

Installation & Lifecycle
Installation followed the construction programme across different phases of the project.
Exterior signs were installed after completion of the curtain wall. Foundations for freestanding signs were coordinated with landscape works and underground services. Interior signage was fitted as retail units, office floors and public spaces were handed over.
Lighting modules, digital displays and information panels remain individually accessible, allowing future maintenance and tenant updates without replacing complete sign structures.
Engineering Outcomes
Today, the signage system connects surrounding roads, underground parking, retail streets, office towers, hotel facilities and residential entrances through one coordinated wayfinding network.
During the day, metallic finishes complement the architectural materials. After sunset, illuminated building letters, entrance signs and light box signs become clear reference points across the development.
The project demonstrates how wayfinding signage solutions can support a complex commercial environment without overwhelming the architecture itself.
